Blower door testing is done to assess any air leakage occurring through building envelopes. Our highly-experienced HVAC specialist, provides expert services diagnosing air leakage problems, and estimating energy efficiency loss due to air leakage.

Mold inspection is especially important in Florida, where the humidity levels are high. HVAC systems need to be sized properly for your home or commercial property in order for them to control the relative humidity in the building.

The greater the amount of air leakage, the less energy efficient the home or building will be.

Passing a blower door test is now a requirement in the state of Florida, and the Florida Energy Efficiency code mandates blower door tests for new construction, including all residential construction (both additions and homes).

Blower Door Test Standards

Under the Florida Energy Efficiency code, you are required to have a blower door test for air changes per hour (ACH), and the ACH result must fall between 3 and 7 to be up to code.

Who needs a blower door test?

All Florida residential properties permitted after July 1st, 2017 require testing in order to obtain a blower door test certification: Certificate of Occupancy (CO).

If you’re a homeowner experiencing a build up of moisture in your home or you have high energy bills, we encourage you to schedule a blower door test to determine possible air leakage.

A blower door test can be performed at any time, but for Florida code compliance, the test must be conducted just before the Certificate of Occupancy (CO) is issued, and after all piping, wiring and other penetrations of the building thermal envelope have been sealed.

How long does a blower door test take?

The blower door test takes about one hour from start to finish, and the results are instant! When we complete a blower door test, we will provide a signed copy of the Envelope Leakage Form to the homeowner or builder.

Who performs a blower door test?

Under sections R402.4.1.2 and R104.5 of the Florida Energy Efficiency Code, a Florida blower door test must be performed by an approved third party Energy Auditor or Energy Rater. (It’s us! We’d love to serve you!)

Both the Auditor and Rater require certification—either from the Building Performance Institute (BPI) or Residential Energy Services Network (RESNET)—to qualify.

What else do I need to know about blower door testing?

To pass the blower door test, each home must have 7 air changes per hour (7 ACH50) or less.

Here’s what a blower door test simulates: If a home has wind blowing against it at 20 miles per hour, the total volume of air within the house would exchange with outside air, 7 times.

The 20 mph wind is equivalent to 50 Pascals (Pa) pressure difference that we are simulating using the blower door fan. All homes are tested at this 50 Pa pressure difference to allow for comparisons to be made between homes/structures, no matter the size or plan type.

But you don’t have to remember all of that. That’s what we’re here for! We’ll perform the test, using advanced, up-to-date blower door testing equipment.
